Can you hold a place before I apply?
To be fair to all potential tenants we review applications with our owners as they are submitted. The only way to guarantee a place will be yours is to have a signed lease agreement? -
Do I pay first month’s rent and last month’s rent with my security deposit?
Yes, no, and yes. We collect the first full months rent and the security deposit prior to the start of your lease date. The security deposit remains in our escrow account until the end of the lease term. -
How old do you have to be to apply?
You have to be 18 years of age in order to apply for and sign a lease agreement. Our policy is that all adults who plan to use the home/condo as their primary residence must submit an application. -
Is the deposit refundable?
You bet! At the end of the lease term we will perform a move-out inspection with you. If there is any damage above the normal wear and tear we will deduct. -
Who needs a cosigner?
Nobody is required to have a cosigner, but you might want to consider a cosigner if your income or credit score may fall short of the requirements for the unit you want to rent. -
You have a property I want to rent. How do I apply?
The process starts with you reaching out to us …. Phone, email, through this website … it’s up to you how you initiate contact. We will will send you a link to complete the application and begin the credit and criminal background checks. -
How do I pay rent?
Technically you can pay rent any way you want. The majority of our tenants schedule auto-payments from their checking account through our online portal …. But you could also pay by check, cash, a bucket of coins, etc. -
I want to get a pet. What do I do?
Service animals are always allowed in all of our units, but not every unit allows pets. Step one is to check with us on whether or not your unit allows pets. -
I want to move out, but my roommate wants to stay. What do I do?
All adults who sign a lease agreement are fully liable for the full amount of the rent. That being said, if you and your roommate have a mutual understanding about one of you leaving and one of you staying we can draft a simple lease addendum for all parties to sign that formally removes one of you from the lease agreement. -
My lease expiration is coming and I want to move out. What do I do?
We like to stay in regular contact with our tenants on lease terms as it allows us to better plan any potential marketing or turnover activities. Your lease agreement will outline the specific timeframe that notices must be given if you intend to move out or wish to stay, but you can count on GROVE being in touch with you on this topic 3 months in advance of the end of your lease term. -
Who is responsible for paying for repairs & maintenance requests?
That all depends on the type of repair or request. Landlords are responsible for normal wear and tear repairs that happen as a result of tenants living in a property. We understand though that oopsies sometimes happen! We will happily work with you to triage any repairs that need to happen and will work with our team of contractors to see that they are handled quickly and neatly an then we can simply add the expense to the monthly rent roll for easy documentation.
